Background

The unique mixed-income project Lofts on Lemon, a joint venture between Smith & Henzy and the Sarasota Housing Authority, uses a range of funding options. There is no other home complex like this one in the entire nation. It is intended to guarantee that worker housing in downtown Sarasota is accessible and affordable, and it has attracted funding from several private, community, commercial, and governmental sources. 

In the heart of Sarasota, there is a brand-new, 128-unit worker community called Lofts on Lemon Phase I. The project is a mid-rise structure totaling five stories with a mix of one- to three-bedroom units for families with yearly earnings between 30% and 80% AMI. Residents at Lofts on Lemon will have access to a sizable common room, gym, and a community space with a balcony on the fifth level.   The structure was designed with transit-oriented development characteristics and meets the ICC 700 National Green Building Standard.

52 of the 128 units are worker apartments focusing on people eligible for a regional program called "Hometown Heroes," whose goal is to provide housing for nearby police officers, firemen, medical personnel, and teachers. The remaining 76 units are tax credit units.

Phase I construction was finished in 2022. Construction of the second phase of Lofts on Lemon is set to start towards the end of 2023.
